What Makes a Home Sell

In the past few months most of our listings have come and gone within a few days.  The picture looks a lot like this: the home hits the market; they often have multiple, same-day showings and within two or three days the sellers have received multiple offers. That’s not the case however, with every home. So what is it that makes some properties sell so quickly?


First, let’s talk about average market time. Currently the national median number of days a home is on the market is 53. So if your property is approaching that time frame, don’t panic! What you might want to do though, is put yourself in the buyers’ shoes and imagine what it is they might be looking for. To help you, we’ve put together a list of the top three things that the houses that are selling the fastest all have in common.


1. The home is extremely clean. This includes being free from clutter, the closets and storage spaces have organization to them, the walls are clean and/or freshly painted and the floors are clean and/or updated.


2. The home is priced properly. One factor we have to consider when talking home price, is demographics. The median household income in Chippewa Falls is $40,829, which is about $16,000 lower than the state average. While there’s certainly a market for more expensive homes, the homes currently selling the fastest are within the $130,000 - $200,000 price range.


3. Layout. Ranch style homes are very popular among buyers. During showings and open houses many buyers will express less satisfaction for split-level homes. This is just speculation, but perhaps people like a “centralized” feel which is also why open concept homes are currently so popular.
