As we head into the spring season, many homeowners and buyers are watching the housing market closely. While every town adjusts to market demands differently, we can expect that several trends across the Midwest will be likely to show up locally as well.


First, prices are expected to continue rising at a measured pace, especially in affordable Midwest communities. However, well maintained homes that are priced appropriately are still attracting attention. Now might be the time to start thinking about deep cleans, fresh paint and those affordable yet impactful updates.


Some experts anticipate an increase in sales activity as winter comes to an end. Many families are motivated by lifestyle changes, job stability, and the desire to settle into a community like ours that offers value and long term roots.


As mentioned, competition could be stronger for homes that are move in ready or located near schools, employers, and local amenities. Smaller Midwest towns with stable jobs and reasonable prices remain appealing to buyers who are looking beyond large cities.


Mortgage rates are still influencing buyer decisions. Even if rates ease somewhat, they remain higher than many buyers were used to in past years. This means buyers are being thoughtful and sellers who prepare their homes well may stand out more quickly.
